A neighborhood-by-neighborhood breakdown of what's new Out East this summer:

MONTAUK

Hotel Corduroy arrives as a surf-heritage reimagining of the former Sunset Montauk with 29 rooms, design from Ward + Gray, and a communal lawn that functions as the heart of the property. It is Blue Flag's first venture outside Massachusetts, joining sister properties like Faraway Nantucket, Life House Nantucket and Blue Iris.

Montauk General Store has opened their first storefront on Montauk Highway this week.

Alba Spiaggia at Montauk Yacht Club opens with a coastal Italian menu centered around wood-fired cooking, seasonal seafood, and handmade pasta. Also on property will be a racquet club and floating spa by ELEMIS.

Talya returns to a new beachfront perch beneath Bounce Beach, bringing its elevated Greek coastal energy back to Montauk for Memorial Day weekend and beyond.

Gosman's iconic dock welcomes a new chapter with the Lobster House & Clam Bar — a dockside seafood concept drawing from the best of the former Inlet Café, with both sit-down and to-go windows for peak-summer ease.

Bagatelle Montauk is bringing the joie de vivre of the French Riviera to the waterfront of Gosman’s Dock. For opening weekend, the restaurant is hosting a series of activations blending wellness and coastal dining.

Barlume Beach Montauk opens on Montauk Harbor, a 19-room Mediterranean-inflected retreat designed by Studio Tre in sea-glass turquoise and gold, with an all-day restaurant that shifts from breezy coastal lunches into a live-entertainment "linner" by evening, and a beach club anchoring it all.

SAG HARBOR

Faraway Sag Harbor, also from Blue Flag, takes over Baron's Cove waterfront with 67 rooms, interiors by Jenny Bukovec Studio honoring the town's maritime and whaling past, and Zagara — the brand's Amalfi Coast-inspired restaurant — opening harborside alongside a ground-floor bar and pool.

Babe's Diner opens in the former Nikki's Not Dogs as a 20-seat "finer diner" doing pancakes and milkshakes by day and morphing into a Supper Club after dark. Don’t miss the Brown Sugar Croissant Cinnamon Buns!

Miracle, from Sag Harbor native Michael Nolan, takes over the former Vin Sur Vingt space with a pub-leaning menu of elevated American comfort and interiors inspired by traditional English pub culture.

The Corner Bar reopens under the Piccinninis of Clam Bar fame, keeping the forest green trim and mahogany bar intact while refreshing the menu and tapping into local brews from Kidd Squid, Springs Brewery, and Montauk Brewing Company. The same team opened Sett Coffee Amagansett last fall.

Madewell, Ralph Lauren, Rag & Bone and Hill House Home now have storefronts.

EAST HAMPTON

Lion's Nook Bar & Grill steps into the former O'Malley's and Rowdy Hall space with a nod to Lion Gardiner — one of East Hampton's earliest settlers — in the form of a cozy English pub setting with a locally-sourced American menu.

After a sold-out pop-up summer Camp Rubirosa opens for good with retro camp-inspired decor like vintage tennis rackets and counselor-costumed servers that are serving the famous tie-dye pie.

The Hedges Inn continues its evolution under a full redesign by David Netto, with every guest room and public space being reimagined. Swifty's returns for its second season while the transformation unfolds around it.

Bar Car opens inside the East Hampton train station, offering a combination of dine-in and grab-and-go.

Aerin, Coniglio Palm Beach, Violet Grey, and Chanel open in East Hampton.

SOUTHAMPTON

Maison Close opens in Southampton, taking over Capri Southampton with its Parisian-inflected dining wrapped around the hotel's pool and outdoor spaces.

BRIDGEHAMPTON

Nourish opens at The Roundtree with chef Dewa Wijaya at the helm, bringing a Balinese-inspired menu. Nourish is partnering with Takuma Watanabe of Martiny’s and Odo to design and oversee the bar and beverage program.

AMAGANSETT

Jamagansett opened on Main Street serving jams, jam-filled pastries, and home goods.

Marram is back for the season! Montauk's beachfront boutique hotel returns this summer with its signature brand of barefoot luxury, located within rolling sand dunes overlooking the Atlantic, steps from Ditch Plains Beach and Shadmoor State Park. Across 96 pared-back rooms and suites, the interiors embrace a muted palette with cozy modernist furnishings.

At the center of it all is Mostrador, the on-property counter service South American café from celebrated Chef Fernando Trocca and restaurateur Martín Pittaluga, whose market-driven counter evolves throughout the day.

This season, Marram's bestselling Beachfront Balcony Suite transforms into the custom Onia Suite, in partnership with lifestyle brand Onia; guests receive gifted looks with each stay alongside an in-room lending wardrobe of pareos, silk blend coverups, and linen tote bags. Also new this summer, She Swells — a women-centered surf-and-stay experience developed with local instructors Engstrom Surf and female-led swim brand Ansea, with a portion of each booking donated to the Surfrider Foundation.

Between complimentary cruiser bikes, nightly bonfires, private beach access, and an outdoor pool framing uninterrupted Atlantic views, Marram lets Montauk do the talking.

Tell us about yourself!

I didn’t set out to sit behind a desk - I grew up in kitchens, where pace, precision, and people define everything. That foundation still shapes how I operate today. I’m drawn to hospitality because it’s one of the few industries where creativity and discipline coexist, and where small details create lasting impact. After studying at Cornell’s School of Hotel Administration, I built my career across New York’s hospitality landscape, working with leading operators and brands including Daniel Boulud’s Dinex Group, Le Pain Quotidien, and Little Beet. These experiences spanned fine dining to scaled concepts, shaping both my operational discipline and brand perspective, and pushing me beyond the kitchen into broader leadership roles across operations, strategy, and growth. Today, I focus on building hospitality businesses that feel relevant, energetic, and distinct - places people return to not just for the food, but for how they feel.

What inspires you to uncover more?

Travel is a constant source of inspiration for me, and it’s deeply embedded in the Lola brand. At its core, Lola is shaped by a world traveler’s perspective - collecting flavors, moments, and experiences from different places and bringing them together in a way that feels effortless and distinct. I’m drawn to places that feel transportive - whether it’s a posh hotel bar in London, a quiet side street café in Rome’s Trastevere, or a hole-in-the-wall noodle shop in Queens. I pay attention to the details: how a space shifts from day to night, the music, the lighting, the energy in the room. Different cultures approach hospitality with their own rhythm and ease - that’s what inspires me most. For me, uncovering more is about staying curious and translating those global influences into spaces that feel worldly, energetic, and just a little unexpected.

Where is your go-to spot when in NYC?

Living in West Palm Beach now, there’s one thing I miss most about New York City - access to some of the best authentic Shanghai and regional Chinese restaurants in the country. My go-to spot has always been Shanghai 21, tucked on Mott Street in Chinatown. It has, in my opinion, the best soup dumplings in the city - and I’ve made it a point to try them all over the years. It’s still my first stop whenever I’m back in town - sometimes as soon as I land at LGA, I’m heading straight there.

Is there a secret, local-only spot you can share?

The Cuttyhunk Fishing Club Inn on Cuttyhunk Island, off the coast of Massachusetts overlooking Vineyard Sound. Cuttyhunk Island is a small, boat-access-only island at the edge of the Elizabeth Islands, which is part of what keeps it feeling so untouched. The island has one summer seasonal inn, and their breakfast is open to the public - it’s easily the best breakfast of your life. I’ve been going there since I was a kid, and some of my earliest memories are early mornings watching the sunrise across Buzzards Bay. And while you’re there, Cuttyhunk oysters are some of the best on the East Coast - you can pick them up fresh right at the dock. That said, I’m probably not supposed to be sharing this… I may get banned for letting the secret out.

Where is your bucket-list destination? What makes you excited about visiting?

One of my bucket-list destinations is Langkawi, Malaysia, specifically The Datai. It’s set deep within an ancient rainforest, right on a private bay, and feels completely immersed in nature while still being incredibly refined. What excites me most is that balance…where luxury doesn’t take you out of the environment, but enhances it. You’re surrounded by jungle, wildlife, and ocean, yet every detail is intentional and beautifully designed. I’m planning a wedding later this year, and as we start thinking about honeymoon destinations, this is very high on the list.
